TERMS: The real property has an appraised value of $220,000.00. In accordance with Order of the Ottawa County Common Pleas Court, the real property cannot sell for less than two thirds (2/3rds) of the appraised value. Therefore, the minimum opening bid must be $146,667.00. 10% deposit of the final contract price to be paid by cash or cashier's check, payable to the Private Selling Officer, Ronald Roman, within 24 hours of the sale, balance due within thirty (30) days from the date of confirmation of sale and, if not paid by that date, the deposit shall be forfeited and applied to the costs of this auction. 10% buyer's premium is added to the final bid price to determine the final contract price. The purchaser shall be responsible for costs, allowances and taxes that the proceeds of the sale are insufficient to cover. The auction is subject to postponement and cancellation. The real property is being sold in an AS IS condition. All inspections must be done prior to the auction.
